This update helps you understand how the current Bank Rate relates to tracker and variable-rate mortgages, and what to check in your own deal.

It is general information, not personal advice. Your circumstances and mortgage terms will differ from other borrowers'.

    Know where Bank Rate stands

As at 11 October 2026, the Bank of England Bank Rate is 3.75%. It was last changed on 18 December 2025.

Bank Rate is the interest rate the Bank of England sets. It influences the rates lenders charge on some mortgages and pay on savings.

This article does not predict future changes. Bank Rate can go up, down or stay the same, and that affects different mortgages in different ways.

Check the terms of your own deal

Two borrowers on trackers can have different experiences. The small print decides how your rate behaves.

    Checklist

    • Find the margin above Bank Rate and how long it lasts.
    • Check whether there is a minimum rate (sometimes called a floor or collar) below which your rate cannot fall.
    • Look for early repayment charges, which some trackers have and others do not.
    • Find out what rate you move to when the tracker period ends, which is often the lender's SVR.
    • Work out whether your budget could cope with a higher payment.

If you are choosing a deal, the mortgage illustration (ESIS) and mortgage offer should show most of these details; if you already have a mortgage, check your offer or annual statement. If anything is unclear, ask your lender to explain it. Speak to a mortgage adviser before making any decision about your mortgage.

Avoid common mistakes with variable rates

    Common mistakes

    • Assuming your SVR will move by the same amount and on the same day as Bank Rate.
    • Letting a tracker or discount period end without checking what rate you will pay next.
    • Overlooking an early repayment charge when thinking about switching to a different deal.
    • Budgeting only for today's payment, with no allowance for your rate rising.

Some borrowers compare options early and weigh up flexibility against certainty. A mortgage adviser looks at your income, outgoings and goals, and explains the types of mortgage, the costs and the risks. You can request a callback to be introduced to a mortgage adviser.

    Frequently asked questions

Does my tracker rate change automatically when Bank Rate changes?

Usually yes, but the exact timing depends on your mortgage terms. Check your offer documents for how and when changes apply.

Does my SVR always follow Bank Rate?

No. The lender sets its SVR and can change it at its own discretion. It may move by a different amount, or at a different time, from Bank Rate.

Can my tracker rate fall below a certain level?

Some trackers have a minimum rate. If yours does, your rate will not drop below that level even if Bank Rate falls further. Check your terms.

Will leaving a tracker early cost me anything?

It can. Some trackers carry early repayment charges and others do not. Check your mortgage documents and speak to a mortgage adviser before making any decision.
